JABA To Host Conference on Intentional Communities
Crafting Intentional Communities: Cooperative Living Along Life’s Journey is a one-day gathering designed to highlight several kinds of housing and living innovations that can serve as alternatives to large scale retirement communities, anonymous life in existing single-family neighborhoods, assisted living facilities, and potentially long-term care facilities such as nursing homes. The Conference will take place on Friday October 19th from 9 A.M. until 5 P.M. at the Albemarle County Office Building in Charlottesville. Housing Options

JABA can help you find the right living situation for you or your loved one. JABA has a strong commitment to helping seniors find the housing that fits their needs right here in the community. In order to meet the demand for affordable, high quality housing, JABA now operates three different Independent Living communities in the local area, Woods Edge Apartments and Park View Apartments in Albemarle County and Ryan School Apartments in Nelson County. For seniors who require a greater level of assistance, JABA operates Mountainside Senior Living, an excellent Assisted Living facility in Crozet, Virginia. Please take a look at these JABA housing options, because of JABA's experience and our resources, we are able to provide high quality housing for affordable prices.
In addition to JABA's own facilities, we can refer you to dozens of other local housing options in a number of different categories. Among the possibilities are retirement communities, indpendent living options, assisted living facilities, and nursing homes. We are also pleased to assist you in locating handicapped-accessible apartments, condominiums and townhouses, and subsidized housing options. Please also review our glossary of housing terms to help guide you in your decision.
Housing Terms Defined
An Adult Home/Assisted Living is licensed to provide residential and/or assisted living care for four or more adults. The Adult home provides care for independently mobile, semi-mobile and/or non-ambulatory residents. The adult home is not considered a medical facility. Older adults with disabilities who live in an adult home usually needs some supervision or assistance. Medicare, Medicaid, and most private insurance programs do not pay for the care provided. Payment comes from the individual's personal fund, pensions or Social Security payments. For individuals with low income, a combination of Social Security and/or Supplemental Security Income (SSI) and Auxiliary Grant funds may pay the cost of the home. Assisted living is a care option that integrates services, housing and health care to respond to the individual needs of those who require assistance with activities of daily living (ADL's-eating, bathing, dressing, grooming, toileting, transferring and walking) but do not need 24-hour skilled medical care.
Auxiliary Grant programs are designed to assist persons with low incomes who receive SSI or Social Security to qualify for a grant. The Auxiliary Grant Program is administered by the Department of Social Services. An Auxiliary Grant assists a individual in paying for the cost of living in an adult home/assisted living, and the individual receives a personal needs allowance for personal items. An application for an Auxiliary Grant can be obtained at your local Department of Social Services in the City or County where the individual was a resident, before entering the adult home.
Housing Choice Voucher Programs:
The Tenant Based Subsidy is a voucher program whereby the tenant is responsible for securing the rental unit. The tenant pays a percentage of the adjusted monthly gross income for rent and utilities. A lease is signed with the landlord, and the tenant is responsible for all security deposits and application fees.
The Unit Based Subsidy is a rehabilitation program whereby property owners/management in the area have entered into a contract with HUD to rent their properties through the housing offices. An applicant is referred from a waiting list to a specific rental unit, and must apply to the individual property manager/owner to be accepted. Once approved by an owner/manager, the tenant is responsible for paying 30% of their adjusted monthly income toward rent and utilities.
About Medicare and Medicaid
Medicare and Medicaid are frequently mistaken for one another, but the programs serve two different regulations. Note the following differences between Medicaid and Medicare.
Medicaid is a joint state and federal program for public assistance recipients and other medically indigent adults and children. Medicaid was designed to meet the medical needs of the poor, and therefore, the elderly must often deplete a major part of their assets before they are eligible for Medicaid benefits. Applications for Medicaid are accepted by the local Department of Social Services.
Medicare is a federal medical benefits program that is financed through the Social Security system and is for the elderly and disabled. Medicare Part A helps pay for a skilled nursing facility stay to a maximum of 100 days in each benefit period, but only if you need daily skilled nursing care or rehabilitation services for that long., In each benefit period, Part A pays for all covered services for the first 20 days in a skilled nursing facility, For days 21 through 100, Part A pays for all covered services except for $96.00 a day (in 1999). You are responsible for all charges beginning with the 101st day.
Nursing Homes are health care facilities where nursing services are provided on a continuous basis. The services provided in a nursing facility include skilled nursing care and related services; rehabilitation services for injured, disabled or sick persons; and health-related care and services. General nursing care or intermediate care includes assistance with bathing, dressing and eating; preparation of special diets; administration of medicines; application of surgical dressings; and the administration of care and treatments prescribed by a physician.
Retirement Communities offer a range of housing options, from single family homes to hi-rise apartments. Retirement communities provide either a purchase or lease option and range from condominium-style ownership to monthly rental apartments. These communities, many of which have been constructed within the last ten years, usually offer some services and amenities, such as recreation facilities, meal preparation or congregate meals, housekeeping services, and laundry services. The cost of these services may or may not be included in the monthly fee. It is best to find out what services are available, and at what cost, before entering a retirement community.
SubsidizedHousing/Tax Credit Housing - The Federal Department of Housing and Urban Development (HUD) offers a number of subsidized housing programs for low-income elderly. The programs are funded and regulated by HUD and run through State, county and municipal governmental agencies that have been authorized by the Federal Government to develop or operate housing assistance programs.
